The VALID Act of 2025 updates federal housing laws to give prospective FHA borrowers clearer information about VA home loans and to collect basic military service data on loan applications. By inserting VA loan details into the FHA consumer‑choice disclosure, borrowers can better compare loan options. It also mandates that lenders ask about military service on the standard loan application, with the FHFA responsible for issuing the necessary rule.

Key Provisions

  • Adds a line about VA home loans to the FHA “Informed Consumer Choice” disclosure that borrowers receive before applying for an FHA loan, so they can compare VA loan terms with FHA options.
  • Requires every lender that uses the Uniform Residential Loan Application to include a question asking whether the applicant has served in the military, and to place that question above the signature line.
  • Directs the Federal Housing Finance Agency to issue a rule within six months to implement the new military‑service question requirement.
