The TRID Improvement Act of 2018 updates the Real Estate Settlement Procedures Act to make mortgage cost disclosures clearer for borrowers. It requires lenders to list the exact charges they will impose, clarifies how seller‑related settlement charges are described, and adds a rule that title‑insurance premiums must be shown as the specific amount for each policy, with any discounts allowed by state law or rate filings.

Key Provisions

  • Changes the disclosure language to require lenders to "itemize all actual charges" instead of just "all charges."
  • Rewords the seller‑related settlement charge language to read "and the seller in connection with the settlement. Such forms" for clearer reference.
  • Adds a new requirement that any title‑insurance premium disclosed must reflect the amount charged for each individual policy, subject only to discounts permitted by state regulations or the title company’s rate filings.
